Wimbledon Property Values Hit All-Time High


Record price for Old Rectory House drives average to new record

The latest official numbers show that the average price of a property in the SW19 post code area reached an all-time high in the third quarter of this year.

There were 385 homes reported to the Land Registry as being sold from July to September at an average of £665,207. However, this includes the all-time record price paid for a residential property in Wimbledon - the sale of Old Rectory House in Church Road for £17,500,000.

Old Rectory House

It is Wimbledon's oldest inhabited building with much of the structure dating back to Tudor times. It was taken over by the Crown during the dissolution of the monasteries and Henry VII stayed there in 1546. As he was too bloated to get up the stairs a bedroom was created for him in the main entrance hall. After his death it became the residence of Sir William Cecil, a key advisor to Elizabeth I.

Owners since then have include Brian May, the Queen guitarist. The previous owners had paid £3,750,000 for the detached property in 1998 although its new owners may have got a bargain because the original guide price for the property was £26 million. The Grade II listed building includes seven bedrooms and 13,000 sq ft of accommodation space.

If you exclude this sale from the quarterly figures the average price in Wimbledon for the period is no longer a record at £621,336 and the peak of the market was in the first quarter of this year.

Over the last year the average price (including Old Rectory House) is up by 15.8%. Over five years prices have risen by 45.9% and over the last decade they have more than doubled up by 113.2%

Edward Foley, owner of Winkworth Estate Agents in Wimbledon, said: "Winkworth have experienced a very active third quarter of the year. Demand remains strong with new buyers registered up by 38% compared with the same time last year. Sales prices have achieved record highs with multiple offers on some properties. Average £ per sq.ft values have also been rising as competition for properties increases.

"There has been the strongest growth in the sub £2m market driven by the higher stamp duty charges for £2m+ properties introduced at last years budget. We have also seen many families moving out from more central parts of London attracted by the excellent schools Wimbledon has to offer and slightly more value for money."

The September data from Land Registry's House Price Index shows that London remains the best performing property market in England and Wales. The average price of a home in the capital rose by 9.3% over the year to £393,462.

Jon Pishiri, RICS London residential spokesperson said: "Increasing demand and continuing low supply are major determinants in London prices being pushed up. The Help to Buy initiative coupled with rising rental values are further encouraging people to purchase a house as opposed to renting. There is an obvious need to increase supply to the market in order to address this problem."

For the country as a whole prices rose by 3.4% which takes the average property value in England and Wales to £167,063. Repossession volumes decreased by 28 per cent in July 2013 to 1,187 compared with 1,645 in July 2012.

The number of properties sold in England and Wales for over £1 million in July 2013 increased by 34 per cent to 1,143 from 852 in July 2012.
