Wimbledon Property Prices - April 2013
Average home values rally during Spring
Having slumped from all-time highs earlier in the year, local home values appear to have recovered strongly during April.
The average sale price reported to the Land Registry was £687,606 up sharply on previous months but still shy of the all-time high levels of over £700,000 seen around the turn of the year.
Of the 108 homes changing hands during the month 14 cost their new owners more than £1,000,000. The most expensive sale was of a house in Burghley Road which went for £6,175,000 to become the eleventh highest price in Wimbeldon. This and other high priced sales drove up the average so it is hard to say with any certainty that there is a generalised recovery in prices.
The April data from Land Registry's House Price Index shows that property in London was up by 6.2% to £375,795 over the year. Nationally there was an annual price increase of 0.7%which takes the average property value in England and Wales to £161,458. The monthly change from March to April shows an increase of 0.4%. Repossession volumes decreased by 28% in February 2013 to 1,293 compared with 1,788 in February 2012.
The most up-to-date figures available show that during February 2013, the number of completed house sales in England and Wales decreased by 3% to 43,573 compared with 44,829 in February 2012. The number of properties sold in England and Wales for over £1 million in February 2013 increased by 3% to 488 from 475 in February 2012. All regions saw repossessions decrease between February 2012 and February 2013.
