Wimbledon Property Prices - February 2013
Property prices tumble as activity at top end diminishes
Property prices in Wimbledon appear have retreated from record levels seen over the last few months. The average value in the SW19 post code area during February fell to £584,695, significantly down from previous months when the level was over £700,000.
One reason for the fall seems to be the drop in the proportion in properties at the very top end selling during the month. Less than 10% of the 85 homes reported as changing hands to the Land Registry in February went for over £1,000,000 which is below the level seen in the preceeding months.
There were 8 properties sold for over a million the most expensive of which was on Lauriston Road costing its new owners £4,875,000.
According to the Land Registry, London property prices continue to lead the rest of the country rising by 6.3% in February compared with the same month in 2011. The average price of a home in the capital is now £370,819. This is down slightly on the previous month. For England and Wales as a whole over the same period average prices rose by just 1.0% to reach £162,606.
The most up-to-date figures available show that during December 2012, the number of completed house sales in England and Wales decreased by 15 per cent to 53,860 compared with 63,600 in December 2011. The number of properties sold in England and Wales for over £1 million in December 2012 increased by 19 per cent to 598 from 501 in December 2011.
