Wimbledon Property Sales - August 2011
Activity at top end of market slows sharply
According to the latest data released on the local property market, prices in the SW19 area have drifted off further over the Summer month.
The average sale in SW19 reported in August took place at £414,675. This is down sharply from the levels seen in 2010 when the average price in the area was reaching over £600,000. However, a single month's figures need to be treated with some caution whilst trying to measure the general direction of the market. Of the 131 properties changing hands during the month, only 3 went for over a million pound which may indicate that the fall was due to a drying up of activity at the top end of the market rather than a general decline in prices.
London was the only region in England and Wales to experience an increase in its average property value over the 12 months to August according to the Land Registry. The average price rose by 2.1% to £348,686.
The national House Price Index shows an annual price decrease of 2.6% which takes the average property value in England and Wales to £162,347.
The most up-to-date figures available show that during June 2011, the number of completed house sales in England and Wales decreased by 13% to 54,776 from 62,714 in June 2010. The number of properties sold in England and Wales for over £1 million decreased by 28 per cent between June 2010 and June 2011, from 644 to 465.
